How Do I Price My Home Correctly?

Pricing your home correctly is one of the most important decisions you’ll make when selling. Price it too high, and you may discourage buyers and end up sitting on the market. Price it too low, and you could leave money on the table.

So how do you find the right number?

Start With a Comparative Market Analysis

One of the primary tools an experienced real estate agent uses is a Comparative Market Analysis (CMA). A CMA looks at recently sold homes that are similar to yours, with particular attention to properties in your immediate neighborhood.

But a good CMA is more than a list of nearby sales. Your agent considers factors such as the home’s size, condition, updates, lot, layout, location, and features. Two homes on the same street can have very different values depending on how they have been maintained and what buyers are looking for.

Look at the Current Competition

Recent sales tell us what buyers have paid, but homes currently on the market tell us what buyers are choosing between today.

If several similar homes are for sale, your price needs to make sense in comparison. A home that is priced significantly higher than comparable properties needs to offer something that justifies the difference.

Consider Your Home’s Condition

A beautifully updated home and one that needs significant work shouldn’t be priced the same, even if they are similar in size and location.

Your agent can help you determine which improvements are likely to add value and which projects may not provide enough return to justify the expense. Sometimes a little preparation can make a meaningful difference; sometimes spending more simply doesn’t make financial sense.

Your Needs Matter, Too

There isn’t one right price for every seller. Your goals and timeline should be part of the pricing conversation.

Do you need to sell quickly because you’re buying another home or have a specific deadline? Are you more comfortable waiting for the right buyer in order to maximize your sale price? Do you need to take a certain amount of money from the sale to make your next move work?

These considerations don’t change what your home is worth, but they can influence the pricing strategy. Your agent should understand what you need from the sale and help you weigh your options accordingly.

Pricing Is About More Than the Number

The goal isn’t necessarily to choose the highest possible list price. It’s to find a price that reflects your home’s value, attracts the right buyers, fits the current market, and makes sense for you as a seller.

A well-prepared CMA gives you a starting point, but local knowledge and strategy matter, too. Your agent should be able to explain why they recommend a particular price—and how that recommendation fits with your goals.

The right price is where your home’s unique characteristics, recent comparable sales, current competition, market conditions, and your needs as a seller all come together.
